Swan View residence
A quiet and picturesque bush property overlooking John Forrest National Park is ready for a new family home for a young professional couple and their children. The property is serviced by an existing battle-axe driveway leading to a steep, sloping block that falls away from the western boundary. The challenge here has been to get out of the ground economically and design and build a house that appreciates the outlook and also benefits from good winter warming solar aspect.
Gidgegannup residence
Close associates and past clients lost their family home following the tragic Wooroloo fires in 2021. In order to get them back into a well-designed home on their picturesque Hills property, we have designed a replacement residence and are helping the owners as owner-builders where we can. This has included earthworks, footing and slab preparation and installation.

We have started construction of a new residence for a young professional who wants more land for an extensive garden in the Hills. Earthworks including the bringing of the power from the front boundary started this week, with the builder starting on site next week to build the efficient passive solar framed house on this wonderful property.
Being located in the Hills area, this new house has been designed to BAL 29 so that this owner can safely enjoy this bush setting into the future.
Lesmurdie Residence
Nestled into a rocky and steep site in Lesmurdie with 180 degree views off the Perth flood plain, this premium family home spans three levels as the building steps up the hill. Due to the need to elevate a pool on a second level, the bottom two levels are predominantly masonry construction with the very top level being heavily insulated, light-weight timber framing.
From the very inception the clients’ wishes were to capture and enjoy a maximum amount of views, and as such extensive glazing placing the view with automated shade blinds have been used to achieve this whilst shielding the internal spaces on a late summer’s afternoon.
To fit this structure and number of levels within the height restrictions, roof top gardens and parapet walls have been employed not only to limit height but also to achieve deep eaves overhangs to also assist in shading in the western direction.
Henley Brook Residence
Nestled against the Swan River in Henley Brook, this recently subdivided parcel of land mostly covered by flood plain restrictions is to be the new lifestyle property for the new owners where they can indulge their passions for horse riding and small-scale viticulture, in a wonderful setting in a high environmentally-performing new residence.
Charged with this blank canvas, we have been involved in all aspects of site planning to ensure this property is cohesive and well organised to maximise the enjoyment of the owners and make full use of this unique property.
A combination of lower masonry and a fully framed upper floor combines to take in extensive views to the river over this property as well as enjoying excellent passive solar winter sun orientation.
Stoneville residence
This new heavily insulated framed residence for a young family in Stoneville is located on a large property, and the house will need to meet BAL29 requirements. It is in the same location as the original house that was affected by the Stoneville fires several years ago.
This house with its north facing windows on the north elevation opens up to the property views to the south overlooking the new pool, allowing the owners to enjoy a very much outdoor lifestyle on their wonderful property.
High specification glazing, thicker than standard stud walls, and higher level of insulation will also help control heat loss in winter and minimise heating in winter and air conditioning in summer.
Viveash Residence
In a small-lot new development in Viveash we have designed a two-storey, steel-framed and Hebel clad new residence for the owners, endeavouring to capture good winter light where possible amongst the surrounding higher density developments, and crafting an individual design to suit the owners’ requirements.
High level of insulation and low maintenance are a feature of this new project.
Mundaring Residence
On a beautiful part of Mundaring with a natural creek flowing through the bottom of the property, we have designed a modest four-bedroom framed house for the clients, which will ‘touch the ground lightly’ with a framed construction residence. This will have good north orientation for passive solar design, and to make the most of the property without excessive fill and retaining. Pre-build earthworks are complete and the aerobic treatment unit installed. Over the next nine months the builder will complete the building works and the client will start the landscape development for their property.
Darlington residence
FINALIST – 2016 HIA Awards – Framed House Over $500,000.
This new family home situated on a sloping block in Darlington has been designed to address and encompass where possible the natural rock features of the site, patented ‘outdoor room’ overlooks and provides direct connection between the inside of the residence and the new pool organised by the owners.
This home features maintenance-free Colorbond cladding, combined with good passive solar design and high levels of insulation to provide a low energy consumption, low maintenance home for the owners’ family.
Recently the owners commented that on a cloudy time there was no need to turn on lights to read due to the abundance of natural light in May.
Gooseberry Hill residence
This Gooseberry Hill residence for a return client of 25 years, required overcoming challenges of building on a 20 degree slope whilst maximising the outlook, passive solar access, and still meeting the privacy setbacks for the Residential Design Codes.
After this custom design, high quality home was completed, the owners moved into this new home from their previous 10 acre property.
We worked closely with the builder BE Projects (WA) Pty Ltd, trades and suppliers on site to realise the high level of finish we look to achieve on every project.
